Environmental Services

We conduct Phase I environmental site assessments to evaluate the current and historical uses of your subject property and uses within the surrounding area to identify environmental risks before you encounter them. Phase I ESA reports are conducted in accordance with ASTM Standard E1527-21 and are designed to satisfy the All Appropriate Inquiries (AAI) rule requirements to obtain protection from potential liability under the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA) as an innocent landowner, a contiguous property owner, or a bona fide prospective purchaser and confirm limited liability protection. Phase I ESAs are typically completed before property acquisition or as part of lender due diligence, helping you understand potential environmental liabilities and proceed with confidence.

AKS conducts Phase II environmental site assessments, including on-site sampling to  investigate suspected  contamination in environmental media, including petroleum products and hazardous substances. Phase II ESAs are defined by ASTM Standard E1903-19. These studies are typically conducted when contamination is suspected  or is already known to exist. Phase II ESA findings are typically provided in a report, which may display a discussion of the investigation, present the data, and compare it to applicable state, federal, or local screening levels to determine the exposure risk to receptors (e.g. construction workers, occupants, residents, or biological receptors).

Phase III site assessments conducted by our team include further investigation and remediation efforts after the presence of contamination has been confirmed. Every project is unique, and our team is prepared to navigate cleanup strategies and regulatory requirements to achieve compliance, helping clients move projects forward while managing environmental risk.

AKS’ environmental team is certified in Washington state to oversee the closure and removal of underground storage tanks, conduct the necessary sampling, and work with state and local agencies to achieve project completion.
