The Landing at Vancouver
AKS provided land use planning, civil engineering, arborist, landscape architecture, and land surveying services for this 140-suite retirement facility with a memory care unit and 250 apartment units on a 23-acre site. These services incorporated a site plan; property, boundary, construction, and topographic surveying; landscape and tree plan; construction support; utility and stormwater plans; grading, tree protection, and erosion control plans; lighting plan; and architectural elevation. A Type I Post Decision Review Application and Final Site Plan Review documents were coordinated for submittal with the City of Vancouver. During the third phase of the project, AKS was provided an opportunity to complete an independent engineering analysis of the stormwater design for this site master plan. Value engineering indicated a retrofit/expansion of an existing bioretention facility and removal of the previous design’s expensive mechanical filtration units and underground infiltration trenches. Our independent analysis and recommendations of the original design prepared by other firms resulted in $200,000 in savings. This project is currently under construction.
